SITUATION & DESCRIPTION: -

The Land, comprising 19.14 Acres (7.75 Hectares) of Agricultural Pastureland, being OS No. 0025, as edged red on the enclosed plan or as described as Land Registry Title No. LL398223. The property includes a crash barrier loading fold.

ACCESS: -

Access to the land is via a right of way as shown as a blue dotted line on the enclosed plan which is directly off the west side of the A1111 between Hannah and Sutton on Sea.

There are no Entitlements included within the sale.

MAINS SERVICES: -

There are no Mains Services including mains water connected to the Land.

VIEWING: -

These particulars constitute a permit to view the Land at any reasonable time. Please note if the field is stocked with livestock, no dogs or children permitted.

RIGHTS OF WAY, EASEMENTS, WAYLEAVES: -

(b) All offers should be stated in £ Sterling and it is recommended that offers are made for an odd figure to avoid the possibility of duplicate bids.

(d) The Purchaser will be expected to exchange contracts within 28 days of formal acceptance of the offer.
