The land as edged red on the enclosed plan, is situated to the east and with close proximity to Alford town centre. The land is bound to its north by the Wold Grift drain and the south by the stone roadway to the Sewage Works. All of the land is clearly demarcated by boundary hedges and ditches. The buyer(s) shall deem to have full knowledge of all boundaries and neither the seller nor the selling agents will be responsible for defining the boundaries nor their ownership.


The land is Freehold and is being offered for sale with full vacant possession following completion.


We are not aware that there are any mains services connected to the land. Access is via a stoned track off Caroline Street with the entrance to the field by the builders yard as edged blue on the enclosed plan.

Overage -

The vendors reserve the right within the sale contract for a 25% development clawback on the whole of the field for residential, industrial and commercial development for a period of 25 years after completion.

The property is sold subject to all rights of way (whether public or private), light, air, drainage or other easements, rights, liabilities, wayleave consents and privileges which may affect it whether referred to in these particulars or not.
