Approximately 3.65 Acres of Pasture Land situated in a prime location in the village of East Keal. The land has been grazed by horses for a number of years and has largely been well maintained. The land benefits from secure boundaries, mains water and has views extending to the fens. The land has a large area of road frontage which we anticipate has some longer term development potential and it is for interested parties to make their own enquiries.
From Spilsby travel south east on the A16, bearing left onto Fen Lane where the land is situated immediately on the right hand side.
We are offering the land for sale in its entirity, however, the vendors are open to all offers, whether interested parties wish to purchase garden extensions or part of the land or purchase the land as a whole. Within the Tender form please specify your intentions and on the plan on the reverse of the Tender form, edge red the area you intend to purchase.
The land is accessed via a vehicular gate directly off the A16, a publicly maintained highway. There is a second access via Fen Lane entering the southern half of the land. This access has not been used for in excess of 15 years and the adjoining owner has since erected a brick retaining wall to the front of the access. The opening to the access is concreted and the adjoining property owner has a right of access over the frontage area. Further information regarding this access can be supplied to prospective purchasers as and when requested.
The land is Freehold and is being offered with full vacant possession on completion. The land is currently let to an equestrian grazier and on behalf of our clients, we shall have to give 2 months written notice of vacant possession following exchange of contracts. Further information of this grazing agreement can be supplied if requested, once a sale has been agreed.
Willsons ask that any prospective purchasers contact our Skegness office prior to viewing the land and should have a set of particulars to hand when viewing. The land is being grazed by horses and therefore no dogs are to enter the land and extra care should be taken. Neither Willsons nor the vendors accept any responsibility for any losses, harm or injury which may occur whilst viewing the land.
We are not aware of any underdrainage in the land with exception of a mains drain taking the surface water from the southerly part of the field to the road as shown dashed brown on the attached plan.
Drainage rates are payable to the local internal drainage board.
The land is scheduled as Grade 3 by the Agricultural Land Classification of England and Wales. The land is undulating with the southernmost part being largely rough grazing with a number of springs being present.
We are not aware that the land is registered with the Rural Payments Agency and therefore there are no basic payment scheme entitlements included with the sale.
There is a public footpath crossing the land as shown dashed blue on the attached plan. The entrance to the southerly access off Fen Lane is subject to a right of way benefiting the adjoining property. The land is also subject to a wayleave agreement for electricity poles (further information can be disclosed to a purchaser once a sale has been agreed). We are not aware that the property is affected by any other wayleaves, easements or rights of way however, the property is sold subject to and with the help and benefit of all existing rights including rights of way whether public or private, light, support, drainage, water and electricity supplied and other rights, easements, quazieasements and all wayleaves whether referred to or not in these particulars.
Sporting, timber and mineral rights are included insofar as they are owned.
There will be no claim for tenant right and the purchaser will not be entitled to make a counter claim for dilapidations.
It is not thought that the sale will attract VAT. However, in the event that any of the property is sold subject to VAT this will be payable in addition to the purchase price.
We understand that there is a mains water connection servicing a water trough to the north westerly corner of the land. We are not aware of any other mains services being connected to the land.
