This is a great opportunity to farm an additional 31 acres of arable land situated at Hagnaby Lock being a well shaped, single enclosure of productive arable land which has been comprehensively underdrained.
Our client is a long standing Landlord who is looking for a sympathetic and long term
Tenant to farm the land.
From Stickney head north along the A16 for approximately half a mile taking the second left towards Hagnaby Lock. After a further mile bear left over a hump back bridge then follow the road round and the land is situated on your left hand side after the houses.
These particulars constitute a permit to view the land at any reasonable time of day, please take care of any potential hazards and enter entirely at your own risk.
It is intended that the land will be let on a Farm Business Tenancy for an initial term of 3 years. If both parties desire, the Agreement will continue thereafter on a year to year basis until determined by either party giving between 12 and 24 month’s written notice to terminate. The Tenancy Agreement to be used is produced by the Lincolnshire Association of Agricultural Valuers (copy available upon request). It is proposed that the Tenancy will start as soon as practically possible to enable the new Tenant entry onto the land without any undue delay.
The rent shall be fixed for an initial Term of 3 years and thereafter will be reviewable no more frequently than 3 yearly intervals upon either party giving the appropriate notice. It is proposed that the rent will be paid half yearly in advance.
All the land is scheduled Grade 3 by the Agricultural Land Classification of England and Wales. The land is level lying and in a Surface Water Nitrate Vulnerable Zone. The soil type as described by the Soil Survey of England and Wales as Wallasea 2 being soils “deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern. Ground water controlled by ditches and pumps.”
The land is registered with the Rural Payments Agency and the Basic Payment Scheme entitlements are included at no additional cost and shall be transferred to the incoming Tenant for the duration of the Tenancy. At the termination of the Tenancy the Tenant must transfer the Entitlements (or any future replacement scheme as long as the Tenant is able to do so) to the Landlord or someone designated by the Landlord at no cost to the Landlord. The Tenant will be responsible for the accuracy of the area of land actually farmed for Basic Payment Scheme purposes.
Upon entry, there will be no payment for Tenant Right nor any counterclaim for Dilapidations. The Tenant will be expected to farm in accordance with the Rules of Good Husbandry and will be responsible for the maintenance of ditches, culverts and hedges where appropriate. The Landlord reserves the right to make a claim against the Tenant at the termination of the Tenancy for Dilapidations should this prove necessary.
The usual internal drainage rates are payable to Witham Fourth Drainage Board and payment will be the responsibility of the incoming Tenant.
The land is not understood to be subject to any Stewardship Schemes. If the tenant wishes to enter the land into such a scheme, they must obtain the Landlord’s prior written consent.
There are no easements or rights of way known to affect the property but there is a wayleave agreement for the electricity poles which is the benefit of the Landlord.
We understand that the land has a comprehensive underdrainage scheme. These plans can be made available to interested parties.
