From Huttoft travel north along the Sutton Road (A52) and after approximately half a mile, bear left onto Mill Lane, where the land lies on the left hand side approximately 400 meters from the junction. The land is situated adjacent to the former railway line.
Access to the land is gained via a culvert from a publically maintained highway known as Mill Lane.
The land is Freehold and is being offered for sale with full vacant possession following completion (subject to the clearing of the current growing crop of of Oil Seed Rape belonging to the outgoing Tenant. The tenancy formally ends on the 30th September 2019).

We understand that there is some underdrainage within the land but believe that there is not a full comprehensive modern scheme. The land however, is understood to be free draining.
Drainage rates are payable to Lindsey Marsh Drainage Board in the usual way.
All the land is scheduled as Grade 3 by the Agricultural Land Classification of England and Wales. The land is level lying. The soil type is described by the Soil Survey of England and Wales as:- Holderness “slowly permeable seasonally waterlogged fine loamy soils and similar soils with only slight waterlogging. Narrow strips of clayey alluvial soils”.
The land is not in a surface water Nitrogen Vulnerable Zone.
The land is registered with the Rural Payments Agency. The Basic Payment Scheme Entitlements are included in the sale and shall be transferred to the purchaser from the outgoing Tenant at no additional cost at the earliest opportunity following completion (subject to RLR Entitlement Transfer window).
The property is being subject to and with the benefit of all Easements, Wayleaves and Rights of Way whether public or private and whether or not mentioned in these particulars of sale although we are not aware of any that require specific mention.
Sporting, timber and mineral rights are included in the sale insofar as they are owned, subject to statutory exclusions.
The vendor will allow the purchaser early entry to establish an autumn crop, subject to the usual double deposit being paid prior to completion. It is the intention that the outgoing Tenant shall chop and spread the Oil Seed Rape straw this harvest.
There will be no claim for tenant right and the purchaser will not be entitled to make a claim for dilapidations.
It is not thought that the sale will attract VAT, however, in the event that any of the property is sold subject to VAT this will be payable in addition to the purchase price.
It is believed that there are no mains services connected to the land.
