This is an exciting and rare opportunity to acquire 58.29 Acres or thereabout of Arable land in the Parish or Listoft. The land is being sold on behalf of Bryan & Debbie Willson and is for sale by Informal Tender as 2 Lots.

From Alford travel east into the village of Bilsby, bearing right onto Thurlby Road. After approximately 3 miles, turn right towards Mumby and continue on this road for a further 1.5 miles until turning right towards Helsey. Continue on this road for a further 0.8 miles where the land lies on both the right and left hand side of Helsey Lane and ‘For Sale’ boards are erected to make identification easier.
The land is Freehold and is being offered for sale with full Vacant Possession following completion. The land is currently being farmed by Mr D Cragg who shall continue to farm the land until completion. At this point, the purchasers shall purchase the growing crops, comprising the cost of seeds, fertiliser, sprays and cultivations (based on CAAV costings). Alternatively, Mr D Cragg would be pleased to harvest the crops, giving Vacant Possession following harvest 2021.
It is understood that there are no mains services connected to the land.
All the land has direct road frontage access and in addition, RPA Parcel ID 6678 has access via a Right of Way from the driveway/track leading to Willow Farm, as shown dashed brown on the attached plan.
All the land is bound by open ditches and watercourses, some of which are the responsibility of Lindsey Marsh Drainage Board. The land included within Lot 1 all has the benefit of a 4 metre wide grass margin around the outside of each field.

All of the land is scheduled as Grade 3 by the Agricultural Land Classification of England and Wales. The soil type predominantly Wallasea 2. The land is level lying.
The land is registered with the Rural Payments Agency and the Basic Payment Scheme Entitlements are being included in the sale. None of the land is entered into any stewardship schemes.
We understand that the majority of the land was comprehensively underdrained around 1970. Copies of the drainage plans are available at Willsons’ Alford office.
RPA Parcel ID 6678 has access via a Right of Way from the driveway/track leading to Willow Farm, as shown dashed brown on the attached plan. There are also two electricity poles present within RPA Parcel ID 3775.
We are not aware that the property is affected by any other Wayleaves, Easements or Rights of Way however, the property is sold subject to and with the help and benefit of all existing rights including Rights of Way whether public or private, light, support, drainage, water and electricity supplied and other Rights, Easements, Quazieasements and all Wayleaves whether referred to or not in these particulars.
Sporting, Timber and Mineral Rights are included in the sale insofar as they are owned, subject to statutory exclusions.
It is not thought that the sale shall attract VAT, however, in the event that any of the property is sold subject to VAT this will be payable in addition to the purchase price.
