A large block of productive pasture land situated in a prime location near to the coastal town of Skegness, benefiting from road frontage to Church Lane. Part of the land lies directly adjacent to land used for recreation.
From Skegness travel north along Roman Bank for approximately 1 mile, then turn left onto Church Lane which takes you through Winthorpe. Follow the road around the ‘S’ bends and the land is situated immediately on the right hand side.
The land is Freehold and is being offered for sale with full vacant possession as at 1st November, 2019. The land is currently let on a Summer Grazing Agreement to a local cattle farmer until 31st October, 2019 (the existing grazier would be pleased to continue to farm this land seasonally between 1st April and 31st October of each year).

All the land is interlinked, however, access to the land is gained via a gated access from Church Lane and a second gated access via Church End.

The soil type is described by the Soil Survey of England and Wales as:- Wallasea 2 “deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern. Ground water controlled by ditches and pumps”. The land is in a surface water Nitrogen Vulnerable Zone.
The land is registered with the Rural Payments Agency. The Basic Payment Scheme Entitlements are not included in the sale, but can be made available to the purchaser (at market value) if required.

We are not aware that the property is affected by any wayleaves or easements, it is however believed that there are some public rights of way crossing the land. The Lincolnshire County Council are due to undertake some improvements to the gates and stiles on the public footpaths affecting this land during the next six weeks, please be mindful of this when viewing the land.

It is not thought that the sale will attract VAT. However, in the event that any of the property is sold subject to VAT this will be payable in addition to the purchase price.
