The land is situated to the west of the village of Maltby le Marsh and is accessed from Causeway Bank Lane which is an un-made track. A “For Sale“ board will be erected on the land and also at the end of Causeway Bank Lane near the public highway (A1104).
The land is Freehold and is being offered for sale with full vacant possession upon completion. Early entry will be available upon exchange of contracts and the payment of a double deposit.
It is understood that there is a shared (sub-metered) water supply pipe which extends as far as Lot 1 although it has not been used on Lots 1 or 2 for several years.
The land is accessed directly from the private track known as Causeway Bank Lane. Internal crossing points are detailed on the plan.
All boundaries are well defined by open watercourses with the majority being maintained by Lindsey Marsh Drainage Board including Wold Grift Drain.
Drainage rates are payable to Lindsey Marsh Drainage Board.

All the land is level lying and scheduled Grade 3 by the Agricultural Land Classification of England & Wales. The predominant soil type as defined by Soil Survey of England and Wales as Wallasey 2 – Marine alluvium and described as “deep stoneless clay soils, calcareous in places. Some deep calcareous silty soils“.
The land is registered with the Rural Payments Agency and the relevant units of Basic Payment Scheme Entitlements will be included in the sale at no extra cost. Copies of the Rural Land Register maps are available from the selling agent upon request. None of the land is entered into a Natural England Stewardship Scheme. All the land is within a Nitrate Vulnerable Zone as designated by the Environment Agency.
Lot 1: It is believed that the majority of the land has been underdrained. Drainage maps for 23.71 acres detail comprehensive schemes installed in 1978 & 1980.
Lot 2: A drainage map for the whole area details a comprehensive scheme installed in 1981. Copies of all drainage maps are available upon request from the selling agent.
There is a public footpath which continues beyond Causeway Bank Lane and follows the western and northern boundaries of Lot 1.
Access rights will exist in favour of the drainage authorities to enable the maintenance of the main open watercourses.
A maintenance liability may exist in respect of the shared upkeep of Causeway Bank Lane.
The land is already subject to an overage clause retaining a percentage of any uplift in value for a non-agricultural use until 19th December 2044 in the following proportions (approx.) Lot 1 – 33% & Lot 2 – 18.75%.
The land is sold subject to and with the benefit of all existing wayleaves, easements and rights of way whether mentioned in these particulars or not.
Sporting, Timber and Mineral Rights are included in the sale insofar as they are owned, subject to statutory exclusions.
