TENURE & POSSESSION -

The land is Freehold and is being sold with full Vacant Possession following completion (subject to ‘holdover’ mentioned within the particulars).

HOLDOVER -

The vendor reserves the right to harvest the current growing crops being Winter wheat and to retain the straw. The land will be left as bare stubbles.

EARLY ENTRY -

Early Entry onto the land will be permitted, subject to the usual double deposit being 20% of the agreed purchase price, and entry will be entirely at the purchaser’s own risk.

TENANT RIGHT & DILAPIDATIONS -

There will be no claim for tenant right nor counter claim for dilapidations.

WAYLEAVES, EASEMENTS, RIGHTS OF WAY -

We are not aware that the land is subject to, or has the benefit of, any wayleaves, easements or rights of way. However, the land is sold subject to and with the help and benefit of all existing rights including rights of way whether public or private, light, support, drainage, water and electric supplies and other rights, easements, quasi easements and or wayleaves whether referred to in these particulars or not.

BOUNDARIES -

All the boundaries for each lot are well defined on the ground. The majority being water courses, some of which are maintained by the Witham Fourth District Internal Drainage Board.
