PERMITTED DEVELOPMENT RIGHTS: -
Permitted development rights were granted on 28 October 2016 and under the Town & Country Planning Act 1990, it states that the development must begin within a period of three years started with the prior approval date. We have been made aware by the Vendors that this has already been triggered and the permitted development rights remain live.

The site is to be accessed directly off the A52 via a new access which has not yet been created. Full planning permission for the new access was granted on 17 March 2020 and development of this access must be begun no later than three years from this determination. Currently there is no boundary fence demarcating this access, however, this fence is to be erected at the expense of the Purchaser within 6 months of completion. For the new access, the vendors have allocated a width of six metres, as shown on the overleaf plan, and they shall allow the purchasers to use the existing access for up to 6 months from completion.
The curtilage of the yard and buildings extend to approximately 0.35 of an acre, as shown edged red on the attached plan. In addition to this the vendors will make available to purchase an additional 2 acres or thereabouts of land (as edged blue on the attached plan). Currently there is no boundary fence demarcating this area and this boundary fence is to be erected at the expense of the Purchaser within 6 months of completion. Prospective Purchaser’s should make their own enquiries as to the change of use from Agricultural land.
The buildings comprise of a traditional brick built agricultural barn, predominantly roofed with pantiles, but a proportion of the roof is covered with corrugated sheets. There has been an additional lean-to ‘extension’, which is of timber construction with corrugated sheet roof.
We understand that mains water is connected to the property and mains electricity is within the locality. Drainage will need to be to a private system and prospective purchasers should make their own enquiries as to the availability of all services.
