Willsons are pleased to bring to the market 20.20 acres of productive Grade 3 arable land. The land has been well farmed in recent years and has good road frontage access. The land is for sale by Informal Tender in 2 Lots with a guide price in the region of £7,500 to £8,000 per acre:

Lots 1 & 2 are situated in the Parish of Croft, with Lot 1 being accessed from Middlemarsh Road and Lot 2 being accessed from Low Road, both of which are publicly maintained highways. A “For Sale“ board is erected on each parcel of land, to aid with identification.
Tenure & Possession -
The land is Freehold and is being sold with full Vacant Possession. (The land is currently let on a Farm Business Tenancy under the Agricultural Tenancies Act 1995 which will terminate on 10th October, 2021).
We are not aware that any of the land has the benefit of any mains services.
Lots 1 has direct road frontage access onto Middlemarsh Road, a publicly maintained highway. Lot 2 has direct road frontage access onto Low Road, a publicly maintained highway.
All of the boundaries are well defined by open watercourses, some of which are maintained by Lindsey Marsh Drainage Board.
The buyer(s) shall deem to have full knowledge of all boundaries and neither the seller nor the selling agents will be responsible for defining the boundaries nor their ownership.
Drainage Rates -
Drainage rates are payable to Lindsey Marsh Drainage Board.

Grade' Soil Type & Topography -
All the land is scheduled Grade 3 by the Agricultural Land Classification of England & Wales. The predominant soil type as defined by Soil Survey of England and Wales as Wallasey 2 – Marine alluvium and described as “deep stoneless clay soils, calcareous in places. “Some deep calcareous silty soils“. The land is level lying.
Basic Payment Scheme -
The land is registered with the Rural Payments Agency and the Basic Payment Scheme Entitlements are the property of the tenant, and are therefore not included in the sale. The tenant will retain the benefit of the 2021 Basic Payment Scheme claim.
Stewardship Schemes -
We are not aware that any of the land is entered into a Natural England Stewardship Scheme.
Nitrogen Vulnerable Zone -
All the land is within a surface water 376, Nitrate Vulnerable Zone as designated by the Environment Agency.
Wayleaves, Easements & Rights of Way -
Lot 1 is crossed by 2 sets of overhead electricity cables and poles.
Lot 2 is crossed by a set of overhead electricity cables and poles, together with a public footpath which borders the land, as shown on the plan.
We are not aware that the land is subject to or has the benefit of any other wayleaves, easements or rights of way, however is sold subject to and with the help and benefit of all existing rights, including rights of way whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars.
It is not thought that the sale shall attract VAT, however, in the event that any of the property is sold subject to VAT this will be payable in addition to the purchase price.
